I will work with you to prepare your home for success. You have a big investment in your home and you owe it to yourself. After I have met with you and seen your home, I will be able to place your home on the market and most likely attract multiple contracts at the price we select or more.

Pre-Listing & Pre Marketing Activities

Before your home goes on the market, has an open house or is shown to anyone, we will work together to create an overall plan and pricing for a successful sale.

By meeting with you to talk about our relationship; your goals and objectives, I will better understand the unique needs and situations that exist. Each home and seller is different and needs to be handled with personal care.

Detailed property notes are collected and used in my marketing descriptions and layout. We will determine what the main selling points of your home are and what areas to focus on during any presentation.

Create a Competitive Market Analysis and review this to discuss market strategy, and advice on possible ways to minimize time on market and maximize your return. By researching property tax records, recent homes sold and currently for sale, an accurate fair market price can be determined.

Walk through the property and give advice on how to improve the visual impact of each room, yard, and your overall home. Each home and room is different and it starts with organizing and removing excess items to create the impact of more space.

Marketing & Advertising

In marketing your home, we have many options, but we begin with photos and descriptions of the important rooms and exterior views of your home. A strong & professional Internet presence is very important because more home buyers nationwide start first with the Internet instead of the newspapers, however, we will market your home in both.

Listing & Lock box- Placing your listing online and on the Multiple List Service starts the traffic. In most cases, just photos will do while some homes may require more advanced presentations of your home. I will professionally present your home in its best light.

Once we place your home in the MLS System and on my web site we will begin to see activity and walk throughs. I will place a real estate lock box on your home to facilitate real estate agents showings. We will work with you to determine the possible show times available for other agents to access your home.

Showing your home & Open Houses

As required, we will hold an open house and invite other real estate agents. Notices will be sent out and the time will be scheduled at your convenience. Extra marketing materials will be created for the event.

Contract Negotiation

It all comes down to receiving offers. We typically receive multiple offers and I will guide you through the process and review which offers hold the best features. In some cases, a slightly lower price with fewer conditions may be a better offer than a full price offer with more conditions. Each offer is different and must be reviewed separately. I will be there every step of the way working with your best interests in mind.

Closing the Deal

Once you have obtained offers with the sales price, conditions and financing that meets your needs, I will meet with you to discuss the terms and answer your questions. In some cases we may have the option of selecting a backup contract just in case the first contract fails to close.

Attending Settlement

I will attend settlement with you and help you in any way that I can. As questions arise I will be present to help you, advise you and as always I am working with your best interest in mind.

After Settlement & Moving

Just because you have settled on your home does not mean that I will not be available to help. My service does not stop at settlement. I can help you in many ways and will always be available.
